2.2. Rent Amount

2.3. Security Deposit

3. MAINTENANCE AND REPAIRS

3.1. Landlord Responsibilities


The Landlord shall be responsible for maintaining the Premises in a habitable condition, making necessary repairs to the electrical, plumbing, heating, and cooling systems, and repairing or replacing any furnished appliances not functioning properly. The Landlord shall provide timely notice to the Tenant of planned repairs or maintenance.



3.2. Tenant Responsibilities


The Tenant shall maintain the Premises in a clean and sanitary condition, promptly notify the Landlord of any required repairs, and be responsible for repairing any damage caused by the Tenant's negligence or misuse. The Tenant shall not make any modifications or alterations to the Premises without the prior written consent of the Landlord.



4. USE OF PREMISES

4.1. Residential Use


The Premises shall be used by the Tenant solely for residential purposes and shall not be used for any illegal or immoral activities. The Tenant shall comply with all laws, rules, and regulations applicable to the use of the Premises.



4.2. Occupants


The Premises shall be occupied only by the Tenant and the following listed occupants: _____________________________________, who shall comply with the terms of this Agreement.



4.3. Pets


No pets shall be kept on or about the Premises without the prior written consent of the Landlord.



5. TERMINATION AND VACATING

5.1. Termination


Either Party may terminate this Agreement with a thirty (30) days prior written notice to the other Party. The Tenant may be held liable for any remaining unpaid Rent due for the Term unless a replacement tenant acceptable to the Landlord is found.



5.2. Vacating


Upon termination of this Agreement, the Tenant shall vacate the Premises, remove all personal belongings, promptly return all keys to the Landlord, and leave the Premises in a clean and undamaged condition, free of any debris or garbage.



6. MISCELLANEOUS

6.1. Governing Law and Jurisdiction


This Agreement shall be governed by and construed in accordance with the laws of the United States and the State of New York, and any disputes arising out of this Agreement shall be subject to the exclusive jurisdiction of the courts of the State of New York.



6.2. Entire Agreement


This Agreement, including any exhibits attached hereto, constitutes the entire agreement between the Parties and supersedes any prior or contemporaneous understandings, representations, negotiations, or agreements, whether oral or written, with respect to the subject matter herein.
